How to Tell If a Pocono Property Will Work as a Short-Term Rental

Short-term rentals made the Poconos famous on every booking site, but not every Pocono property is an STR property. Before you write an offer, work through a short list that saves investors from expensive surprises.

First: the community's rental rules. Many Pocono gated communities restrict or prohibit weekly rentals, and some require a minimum lease length. This single fact can disqualify an otherwise perfect house, so we confirm it in writing before anything else.

Second: the seasonality. Pocono STR income lives on peaks — ski season, summer lake weeks, foliage, and holidays. A strong property fills those peaks and stays respectable in the shoulder months through proximity to year-round draws: lakes, ski resorts, state parks, and town centers. A house an hour from everything rarely competes.

Third: the property itself. Sleeps-eight floor plans, a hot tub, and a game room outperform square footage. Investors sometimes buy the biggest house instead of the most bookable one — bookability wins.

Finally: run the numbers with real comps, not best-case screenshots. Ask what similar homes in the same community actually earned last year, net of cleaning, management, utilities, and the local lodging taxes.
