Higher Interest Rates? A Slower Pocono Real Estate Market May Create Your Next Opportunity

When buyers tell me, "We're waiting for interest rates to come down," I understand. Your monthly payment matters, and higher borrowing costs can make buying a home feel out of reach.

But my next question is simple: Have you looked at what you might be able to negotiate today?

I am a fourth-generation Pocono native who has called this area home for 56 years. I have watched our communities and real estate market change for more than 50 years, with a family background in land development and construction that reaches back more than 150 years.

One lesson has stayed with me: opportunities can appear when other people hesitate.

Higher Rates Deserve Attention — So Does the Purchase Price

Interest rates are a real concern. Freddie Mac reported an average 30-year fixed mortgage rate of 7.03% on September 24, 2026, compared with 6.30% a year earlier. Those higher borrowing costs put pressure on buyers' budgets. (freddiemac.com)

But the interest rate is only one part of the purchase. The asking price, property condition, seller concessions, taxes, insurance, and maintenance costs all affect whether a home makes financial sense. A slower pace of activity does not mean every Pocono home has lost value, but a property that has been sitting may present an opening for a well-supported offer. That is why I encourage buyers to look before deciding that buying is impossible.

When Homes Are Not Moving, Let's Talk About Negotiating

A motivated seller may be willing to consider a lower price, contribute toward closing costs, address repairs, or offer other concessions. Depending on the loan program, seller credits may also help with an interest-rate buydown.

Waiting for Lower Rates May Bring More Competition

If mortgage rates decline, more buyers may return to the market. That can increase competition and put upward pressure on prices, particularly where desirable homes are limited.

It is a possibility, not a guarantee. Inventory, employment, local demand, and the broader economy also shape property values. Still, waiting has tradeoffs. A lower future rate may come with a higher purchase price or fewer negotiating opportunities. Looking now gives you information — and options.

Could a Pocono Vacation Rental Help Offset Ownership Costs?

For buyers considering a vacation home or investment property, short-term rental income may help cover some ownership costs, including mortgage payments.

But we need to evaluate the property carefully before counting on that income. We should verify township and community rental rules, permit requirements, and any restrictions. Then we can examine realistic rental demand and expenses, including management, cleaning, utilities, insurance, taxes, maintenance, and periods without bookings. A property's gross booking revenue is not its profit. The right investment needs to make sense under conservative assumptions, with reserves for unexpected expenses.
